Partners by Design was engaged to design three distinct spec suites within a downtown high-rise, each with its own identity and leasing strategy—ranging from bold and playful to refined and professional. One suite, in particular, offered a rare opportunity: a dramatic three-level atrium not found in most floors of the building. This became the conceptual anchor of the design.
Targeting a creative tenant type not currently represented in the building, the atrium suite embraces color and contrast. Visitors enter through a vibrant deep blue portal—accentuated by a painted deck and black mesh ceiling—that leads down a corridor alongside the open office, connecting to a row of private offices. The design balances rich color moments with warm, neutral finishes, offering variety while maintaining cohesion. A concealed AV wall heightens the reveal of the soaring atrium, where a cascading installation of gold and rose gold lighted coils transforms the space into a showpiece town hall with panoramic city views. Conference rooms with colorful ceilings and huddle rooms flank the town hall, activating the suite’s perimeter with diverse work settings.
The other two suites explore different spatial strategies, including flexible collaboration zones, café concepts, and a speakeasy-inspired lounge, each tailored to appeal to a broad range of potential tenants. Together, the three suites offer a dynamic leasing package that reimagines workplace possibilities in the building.
