Located in the Chicago Loop’s Central Standard Building, a 23-story Art Deco tower owned by Beacon Capital Partners, Suite 17 was designed as a spec suite built around a single animating idea: the ebb and flow of energy in the workplace. The concept draws from the natural rhythms of how people work — moving between focus and collaboration, between activity and pause — and translates that into a spatial sequence that feels dynamic without being restless.
Arched openings in warm white oak define the suite’s circulation spine, giving each zone a distinct threshold while maintaining an open, connected feel throughout. The material palette balances natural warmth with graphic contrast: white oak millwork and slatted wood panels read alongside dark perforated metal canopies, tiled café counters, and veined stone surfaces. Globe pendants and sculptural lighting carry across the floor, unifying spaces that shift considerably in character from one to the next.
PBD’s design moves through five distinct zones: a reception anchored by a wood-clad desk and built-in planter; a café with a marble-topped bar, tiled base, and arched banquette alcoves finished in caramel leather; a shuffleboard court inlaid directly into the floor; collaborative lounge areas ranging from intimate library nooks to open soft-seating arrangements; and open office beyond. A terracotta acoustic panel wall appears in both the conference room and an adjacent lounge, introducing warmth and texture at the moments where the space slows down. The library offers a quieter counterpoint — floor-to-ceiling oak shelving, a textural wall panel, and a single lounge chair positioned away from the activity of the floor.
Across its full footprint, the suite accommodates a team of 228 with a range of settings that support individual focus, informal exchange, and structured collaboration in equal measure. Leased and marketed by Telos Group on behalf of Beacon Capital Partners.
